Comparable Land Sales Database

Through this database, the public can retrieve reports of farm land sold within a rural municipality (RM) or within a radius of one to nine miles from a given legal land description (LLD Search).

1. Land Searches

Sales data for the Comparable Land Sales Database is received from Information Services Corporation (ISC) biweekly. Assessment data is provided by the Saskatchewan Assessment Management Agency (SAMA) annually. Soil Class data comes from Saskatchewan Crop Insurance Corporation (SCIC).

Information is not changed or modified in any way. The Ministry of Agriculture merges the data as received into a report. The user may choose to include any or all of the following information on their report:

  • Sale Date
  • Legal Land Description (LLD)
  • Rural Municipality (RM)
  • Soil Class (A,B,C with A being the highest class)
  • Sales Code (FAM = Family Sale, ARM = Arm's length Sale)
  • Acres
  • Municipal Assessment (100% of the SAMA assessed value)
  • Price
  • Price/Acre

The user may sort the report by any one of the following:

  • Date
  • Legal Land Description (LLD)
  • Rural Municipality (RM)
  • Soil Class (A,B,C with A being the highest class)
  • Sales Code (FAM = Family Sale, ARM = Arm's length Sale)
  • Acres
  • Price

An RM search is based on the RM number or any town within that RM. An LLD search requires the user to enter the section, township, range, meridian and a search factor of one to nine miles. The LLD search will then cross RM boundaries.

Reports generally appear immediately, but larger searches may take a few minutes to generate. Once the report is on screen, the user has the option of a printer friendly version, a PDF version (Adobe Reader required) and an active Excel spreadsheet version. The user may return to the original report and choose all three options. These additional formats do not incur additional charges. The report will not be saved to a user’s account after the search window has been closed.

2. Access and Pricing

Recent updates to the CLSD were carried out to improve service and comply with data privacy provisions preventing the potential misuse of vendor and purchaser information. The Land Titles (Comparable Land Sales Database) Amendment Regulations, 2023 now allows for provision of land registry data to the Ministry of Agriculture for the purposes of operating the CLSD. The improved service will also offer enhanced security against inappropriate access to, and misuse of, government records.

Comparable Land Sales Database is now accessible through Saskatchewan Account. If you don’t have a Saskatchewan Account visit the following for guidance:

Free Search Access

Both Individual and Organization accounts have access to a limited number of free searches each year.

  • User accounts are entitled to 15 searches in a calendar year at no cost.
  • Each RM or LLD searched counts towards the 15 total searches.
  • Have the ability to search sales for the past 24 months.
  • This report will not include vendor or purchaser names in order to align with data privacy provisions.

One-Year Subscription Licence

Subscription licences are limited to approved organizations and must have a Saskatchewan Organization Account to perform searches. 

  • There are two types of subscription contracts available:
    • Unlimited searches: $4,000 plus GST and PST.
      • Allows unlimited access to the licensee and its authorized users for the calendar year.
    • Pay-Per-Search: Each search will cost the user $20.
  • An annual review of your contract will be required in December to ensure you continue to meet the requirements.
  • The licensee cannot distribute or sell the information obtained from the database.
  • Subscriber access accounts have the ability to search historical sales since 1993.
  • Subscribers can search a certain time period or search based on a one-month, six-month, or up to 60-month search.

In order to be considered for a subscription licence the subscriber must:

  • Only use information for the purpose of preparing market value comparisons, analyses, summaries, and reports.
  • Play a significant role in facilitating real property market transactions as appraisers, realtors, solicitors or lenders.
  • Provide documentation of membership in the Appraisal Institute of Canada, Saskatchewan Realtors Association (or other province/territory), Law Society of Saskatchewan or be a recognized agricultural lender.
  • Other restrictions may apply.

3. Search Counts and Downloading Reports

Reports will be displayed in your web browser. At this time, you can download it as a PDF document (Adobe Reader required) or an Excel spreadsheet.

Each RM in the report will count towards your total searches. Downloading the report as a PDF or Excel document does not incur any additional charge and does not count toward your total searches. The system will try to identify duplicate searches by the same user within a 10- to 15-minute window, but this is not guaranteed.

At this time, Ministry of Agriculture staff cannot do searches for individual users. If you have problems downloading your report, please contact the Ministry of Agriculture at 306-787-5047 or inquiries.ag@gov.sk.ca.

4. Search the Comparable Land Sales Database

To search the Comparable Land Sales Database, you must have a Saskatchewan Account. Saskatchewan Account is free to use and allows individuals and organizations to securely access a variety of online Government of Saskatchewan services.

Individual Saskatchewan Accounts

Individuals without a Saskatchewan Account can quickly and easily create one by following the steps outlined in Create an Individual Account, including video tutorials.

Organization Saskatchewan Accounts

Subscription users must create an organization account. Businesses requiring an Organization Saskatchewan Account, must have a director of the business registered with the Canada Revenue Agency (CRA) create the organization account. For details and step-by-step video tutorials and connect a business account and complete business verification, please visit the Create an Organization Account page.

Once you are registered for a Saskatchewan Account, you must link the Comparable Land Sales service card to your account.
