4. Licensed Building Officials
Under The Construction Codes Act, only licensed building officials can provide building official services, which include plan reviews, building inspections and enforcement services. Before undertaking these activities, building officials must be appointed by a resolution of the local authority’s council. Depending on the wording of the resolution, a building official can be appointed for:
- a singular project
- a set time period (e.g. a calendar year)
- an ongoing basis until the appointment is cancelled
Appointments with no set period of time must be cancelled by resolution; otherwise, the building official remains appointed. There is no requirement that building officials be appointed on an annual basis unless council chooses to use wording in their resolutions which requires an annual appointment.
Please be aware that local authorities cannot appoint a building official company as their building official; local authorities can only appoint individuals with a valid building official licence as their building official(s). As building official companies are not licensed, they cannot be appointed. Local authorities that employ a building official company should ensure that only individuals with a valid building official licence have been appointed to provide building official services within the local authority.
